Identify what type of properties to target for investment based on the analysis of the rental market in the Manhattan borough of New York City.
This project aims to analyze the vacation rental market in the Manhattan borough of New York City (NYC) to provide insights for targeting specific types of properties for investment. The key objective is to analyze the Airbnb listings in Manhattan, taking into consideration aspects such as property attributes, location, pricing, reviews and other, to uncover trends and offer guidance on the type of properties suitable for investment for short-term vacation rentals.
The analysis excludes the following data:
Listings that have never been rented (based on the number of reviews given).
Inactive listings in the past year (based on the number of reviews received in the last 12 months)
Long-term rentals.
The tool used for the analysis and the dashboard was Google Sheets, leveraging the use of pivot tables and graphs for the calculations and visualizations. The analysis was conducted based on the NYC Airbnb dataset.
Calculate how many days the property can be rented. This information is not published on the Airbnb website. Since listings can only be reviewed after been rented, we used the number of reviews as an estimate of how often a listing was rented.
